Acacia Engineering provided comprehensive mechanical design services for a four-storey, 8,000 sq. ft. luxury home. This unique residence includes a partially separated basement rental suite and an upper-level primary residence, requiring a multi-zoned system that balances performance, comfort, and compliance with BC Step Code requirements.

The design overcame complex architectural challenges, including extensive structural steel I-beams and fire separation demands, while preserving ceiling heights and optimizing air distribution throughout the home.

Mechanical Highlights

  • Zoned HVAC Design
  • Basement Suite: Hydronic in-floor heating (IBC CX-150 combi-boiler) with Mitsubishi heat pump for supplemental heating/cooling. HRV with preheater ensures fresh air in winter.
  • Main Residence: In-floor heating (IBC VX-199 boiler) with two Mitsubishi heat pumps and two fan coils to service four comfort zones. HRVs paired with hydronic coils provide balanced ventilation.
  • Smart Zoning & Controls
  • Four-zone configuration managed by EWC Controls with motorized dampers and Ecobee Smart Premium thermostats.
  • Always-on ventilation to key utility spaces ensures comfort and air quality across all living areas.
  • Energy-Efficient Ventilation Strategy
  • Aldes ZRT (Zone Register Terminals) provide code-compliant, demand-based bathroom ventilation without unnecessary energy loss.
  • Plumbing Systems
  • Smart water monitoring via Moen Flo shut-off valve.
  • Separate gas and water metering for suite and residence.
  • CSA- and Code-compliant water, sewer, and gas infrastructure.
  • Advanced Indoor Air Quality Solutions
  • Smoke dampers allow for safe recirculation during wildfire events.
  • Dual-stage filtration system with MERV 13 final filters.

Results & Impact

The project successfully delivered a robust mechanical solution for a complex, high-end residential build. By integrating smart controls, efficient zoning, and tailored ventilation, the design ensures long-term comfort, resilience, and operational efficiency in a demanding mountain climate.
